Everything you need to know about Matterport 3D virtual tours, our process, and our services. Serving Los Angeles County and Ventura County.
What is a Matterport 3D virtual tour?
A Matterport 3D virtual tour is a fully interactive, photorealistic digital twin of a real-world space. Using the Matterport Pro3 camera, we capture your property in precise three-dimensional detail. Viewers can navigate the space freely from any device — walking through rooms, zooming into details, switching between an immersive first-person walkthrough, a stunning dollhouse aerial view, and a clean 2D floor plan. Unlike photos or video, a Matterport tour lets the viewer explore at their own pace, on their own terms, from anywhere in the world. Matterport tours are accessible on any device via a simple link with no app required.
How is this different from a standard video walkthrough?
A video walkthrough is passive — the viewer watches a predetermined path through the property. A Matterport 3D tour is interactive — viewers control where they go, what they look at, and how close they zoom in. They can revisit rooms, switch between 3D walkthrough mode, dollhouse aerial view, and 2D floor plan view. Studies show interactive 3D tours generate significantly more engagement and longer viewing times than video.
What technology does 3D My Listing use?
We use the Matterport Pro3 camera — the latest professional-grade 3D capture system from Matterport. It uses LiDAR and high-dynamic-range imaging to capture spaces in stunning detail at any scale, from a small apartment to a large commercial building or hotel.
Can Matterport tours be viewed on mobile devices?
Yes — Matterport tours are fully responsive and optimized for all modern smartphones and tablets. They work on iOS and Android without requiring any app download. Viewers simply tap a link and the tour loads instantly in their browser.
Can you scan outdoors?
The Matterport Pro3 camera is designed primarily for interior use but can capture small covered outdoor areas, patios, courtyards, and building exteriors with good results. For large outdoor spaces, drone photography is typically recommended as a complement to the 3D interior scan.
What is a digital twin and why does it matter?
A digital twin is an accurate, navigable virtual replica of a real-world space. For real estate, hospitality, construction, and commercial properties, a digital twin serves as a permanent, always-accessible record of the space. It can be used for marketing, documentation, training, remote inspections, and more.
Is Matterport the same as virtual reality (VR)?
Matterport is not traditional VR — it does not require a VR headset, though it is compatible with them. Matterport tours are best experienced in a standard web browser on any device. No special hardware is needed, and no app download is required.
How long does a scan take?
Scanning time depends on the size and complexity of the property. As a general rule, plan on approximately 60 minutes per 1,000 square feet. A 2,000 sq ft home typically takes about 90 minutes. A large hotel, venue, or commercial property may take several hours.
How should I prepare the property for the scan?
For best results: clean and declutter all rooms, turn on all lights, open all interior doors you want included, remove pets, avoid bright direct sunlight shining into rooms, and keep all doors and furniture in their intended positions throughout the scan.
Does the property need to be vacant?
The property does not need to be vacant, but it is ideal. For hotels, venues, and commercial spaces, we can schedule scans during off-hours to minimize disruption and produce the cleanest results.
Do I need to be present during the scan?
You do not need to be present — but someone must provide access to the property. We are professional, efficient, and will leave the space exactly as we found it.
Will the scan disrupt my business operations?
No. Our technicians work quietly and efficiently. For hotels, restaurants, offices, and retail spaces, we schedule scans during early morning hours, off-peak periods, or after business hours to eliminate any impact on your customers or staff.
How quickly will my tour be delivered?
Most tours are processed and delivered within 24 hours of the scan. You will receive your shareable link, embed code, and MLS-compatible link as soon as your tour is ready. Rush delivery is available upon request.
How do I share the tour with buyers, tenants, or clients?
You will receive a shareable link (paste it anywhere: email, social media, Zillow, Realtor.com, Redfin, or your website), an embed code (drop it into any webpage with a single line of HTML), and MLS-compatible links formatted for easy submission to your MLS system.
Can I embed the tour on the MLS or real estate portals?
Yes. Matterport tours are compatible with all major real estate portals including Zillow, Realtor.com, Redfin, Trulia, and Homesnap, and most MLS systems. We provide the exact link format required so you can add your 3D tour to your listing with just a copy and paste.
How long is the tour hosted online?
Our standard packages include 12 months of hosting on Matterport’s global cloud platform. Hosting can be extended at a low annual rate. For construction documentation or long-term commercial projects, multi-year hosting packages are available.
Can I download the Matterport files or own the data?
We can transfer the model to your own Matterport account so you maintain full ownership and control. Floor plan exports, OBJ/point cloud files for BIM and CAD integration, and other file formats are available as add-ons.
Why do hotels in Los Angeles need Matterport 3D virtual tours?
Hotels face intense competition in the Los Angeles market, where travelers make booking decisions based heavily on digital content. A Matterport 3D virtual tour allows prospective guests to explore your lobby, guest rooms, pool, fitness center, dining areas, and event spaces before they arrive. Hotels with immersive 3D tours see higher booking conversion rates, fewer cancellations, and stronger direct bookings that bypass OTA commissions.
What areas of a hotel should be scanned with Matterport?
We recommend scanning every guest-facing area: guest rooms (multiple room types), suites, lobby, pool and spa, fitness center, restaurant and bar, meeting and conference rooms, ballroom and event spaces, and unique amenity areas like rooftop terraces. Scanning all areas maximizes your marketing flexibility for both leisure travelers and event planners.
Can a Matterport tour help our hotel attract more group business and events?
Absolutely. Event planners researching venues can virtually walk your meeting rooms, ballroom, pre-function spaces, and outdoor areas — checking layouts, ceiling heights, and visualizing setups without a site visit. Hotels that provide 3D tours in RFP responses win more group business.
How does a 3D tour improve direct bookings for hotels in Ventura County?
Ventura County hotels compete with both Los Angeles and Santa Barbara destinations. A Matterport tour gives your website the same immersive experience major booking platforms offer, encouraging travelers to book directly rather than through OTAs. Guests who explore your property virtually before booking arrive with accurate expectations — leading to better reviews and more repeat visits.
Can Matterport be used for vacation rentals and Airbnb properties?
Yes. Vacation rental operators and Airbnb hosts in Los Angeles and Ventura County use Matterport to stand out in a crowded market. Listings with 3D tours receive significantly more views and bookings. Guests appreciate the transparency of seeing exactly what they are booking, which reduces disputes and negative reviews.
Do you serve resort properties and larger hospitality venues?
Yes. 3D My Listing serves hospitality properties of all sizes across Los Angeles County, Ventura County, and surrounding areas — from boutique hotels and bed-and-breakfasts to full-service resorts and extended-stay properties.
How does a Matterport 3D tour help wedding venues in Los Angeles and Ventura County?
Many couples research venues remotely before scheduling tours. A Matterport 3D scan of your ceremony space, cocktail area, reception hall, bridal suite, and outdoor grounds lets prospective clients explore every inch of your venue from any location. Venues with 3D tours book more site visits from qualified leads and convert at a significantly higher rate.
Can Matterport tours market restaurant and bar spaces for private events?
Yes. Restaurants and private dining venues use Matterport to showcase private event rooms, buyout capacity, and decor to event planners and corporate clients. A 3D tour in your events proposal package helps clients visualize their event in your space — making it easier to close bookings without requiring every prospect to visit in person.
What types of event venues benefit most from 3D scanning?
Any venue that hosts events benefits from Matterport — including wedding venues, banquet halls, corporate event centers, conference centers, rooftop venues, private clubs, performance theaters, museums, galleries, film studios, sports facilities, and unique non-traditional spaces.
How can a 3D tour reduce unqualified site visit inquiries for our venue?
A Matterport tour functions as a 24/7 virtual site visit. Prospects who have already walked through your venue virtually are far more qualified — they know the layout and whether it fits their vision. Your sales team spends less time on unproductive visits and more time with motivated, ready-to-book clients.
Can a 3D tour be embedded in a venue event proposal or sales presentation?
Yes. A Matterport tour link can be included in any digital proposal or email pitch. Many venues paste the link directly into inquiry response emails, allowing clients to explore the space the moment they express interest — before a follow-up call is scheduled.
How is Matterport used in construction projects in Los Angeles?
Matterport provides an accurate, timestamped 3D record of your project at every stage. General contractors, developers, architects, and project owners use it to document as-built conditions before demolition, track progress at defined intervals, and capture the finished project for marketing and handover documentation.
What is construction progress documentation with Matterport?
We scan your project site at regular intervals — weekly, bi-weekly, or monthly — creating a precise visual and spatial record of how the project is advancing. Each timestamped scan is stored in the cloud, giving project managers and remote stakeholders a clear view of progress and providing documentation in the event of disputes or insurance claims.
Can Matterport help with as-built documentation for construction or renovation?
Yes. Before demolition begins or after walls are opened, we capture an accurate 3D record of existing conditions — including wall locations, MEP rough-in positions, and structural elements. This prevents costly surprises, supports insurance claims, and creates a permanent spatial record of the building.
How does Matterport integrate with BIM and architectural workflows?
Matterport captures point cloud data exportable in formats compatible with Revit, AutoCAD, and SketchUp. This allows architects and engineers to compare as-built conditions to original design drawings, identify discrepancies early, and update models without manual measurements — saving thousands of dollars and weeks of field time.
Can Matterport sell pre-construction condos or new development projects?
Yes. Developers scan finished model units and sales galleries to give buyers an immersive view before the project is complete. A 3D virtual tour of a model unit embedded on your project website allows buyers across Southern California to experience the space and advance in the purchase process without an in-person visit.
How can Matterport help developers with remote stakeholders and investors?
Matterport progress scans give remote investors and ownership groups a credible way to stay informed without traveling to the site. They can virtually walk through progress milestones, review finished spaces, and feel confident in the project — supporting stronger relationships and faster approvals.
Do you offer scanning for construction sites in Ventura County?
Yes. 3D My Listing provides Matterport scanning for commercial construction, renovation, and development projects throughout Ventura County — including Thousand Oaks, Camarillo, Oxnard, Ventura, Simi Valley, and Moorpark. Contact us to discuss a custom documentation program for your project.
How do Matterport 3D tours benefit commercial real estate listings in Los Angeles?
Tenants and buyers evaluating commercial properties across a wide area can conduct a thorough virtual inspection before committing to a physical tour. A 3D tour of your office suite, retail space, industrial property, or mixed-use building saves time for brokers and tenants, and ensures in-person visits involve only serious, qualified prospects.
What types of commercial properties do you scan in Los Angeles and Ventura County?
We scan all types of commercial property: Class A, B, and C office buildings, creative office and flex space, retail storefronts and shopping centers, industrial warehouses, medical and dental offices, restaurant spaces, mixed-use buildings, multi-tenant properties, and institutional facilities.
Can a Matterport tour help lease vacant commercial space faster?
Yes. A 3D tour makes your listing visible to a far wider audience including out-of-area tenants comparing properties across multiple submarkets. Brokers who add 3D tours to their LoopNet and CoStar listings report faster lease-up times and higher-quality inquiries.
Do you offer scanning for property management companies and multi-tenant buildings?
Yes. Property management companies use 3D My Listing to maintain virtual tours for their entire portfolio. As units turn over, we provide updated scans quickly. A current 3D tour for every available suite reduces vacancy periods and allows your leasing team to respond to inquiries with a compelling self-guided tour immediately.
How does Matterport help with commercial property condition documentation?
A timestamped Matterport scan creates a detailed, defensible record of a property’s condition — valuable at lease commencement and termination, for insurance documentation, pre-sale due diligence, and tenant improvement negotiations.
How do 3D tours help real estate agents win more listings in Los Angeles?
Agents who offer Matterport scanning demonstrate a clear commitment to maximum exposure. In the competitive Los Angeles market, where buyers search online before attending open houses, a 3D tour gives your listing a major advantage. Sellers choose agents who virtually showcase their home to every qualified buyer in the market.
Do listings with 3D tours sell faster and for more money?
Yes. Research consistently shows listings with 3D virtual tours receive 40 to 60 percent more engagement than those with photos alone. They attract more views, generate more qualified showing requests, and tend to sell faster and at or above asking price.
What types of residential properties benefit from Matterport scanning?
Virtually any residential property benefits — single-family homes, luxury estates, condominiums, townhomes, multi-family investment properties, ADUs, vacation rentals, and new construction model homes. For properties in the $1M+ range common throughout Los Angeles and Ventura County, a 3D tour is now expected by many buyers.
Can Matterport tours help agents attract out-of-area buyers and relocation clients?
Absolutely. Relocation buyers and out-of-state investors often make purchasing decisions based on digital content before flying out for a final walkthrough. A 3D tour gives buyers the confidence to put a property on their shortlist — or even make an offer sight-unseen — in a way that photos and video cannot.
Can a 3D tour be used for apartment and rental property marketing?
Yes. Apartment communities and landlords throughout Los Angeles and Ventura County use Matterport to reduce vacancy periods by allowing prospective tenants to tour units virtually. This is especially valuable for luxury communities attracting qualified renters comparing multiple properties.
How does a 3D tour help sellers during an active listing?
A Matterport 3D tour is available 24/7 — allowing buyers to revisit the property as many times as they want, share it with family, and conduct detailed measurements at any hour. This keeps the listing top-of-mind and increases the number of qualified buyers who develop a genuine connection before making an offer.
What types of properties and businesses benefit from 3D tours?
Virtually any space benefits from a 3D tour. Our clients include residential real estate agents, commercial real estate brokers, apartment communities, hotels and resorts, wedding venues and event spaces, restaurants, medical and dental offices, construction companies and developers, museums, and galleries.
